Has your AC drain line been flushed or inspected in the last 12 months? A clogged AC drain line is one of the most common causes of water damage and elevated humidity in homes β€” especially in warm, humid climates where systems run year-round.
Have you noticed dark staining around any ceiling air vents or registers? Dark rings around vents are one of the first visible signs that humidity or airflow issues are already affecting your home's air quality.

Water Supply Lines
When did you last open the cabinet under your kitchen sink and look at the supply lines and pipes? Kitchen supply line leaks are among the most common sources of hidden water damage β€” and among the most preventable. Most homeowners simply never look.
Do you know where your main water shutoff valve is and can you access it quickly? In a water emergency, every minute counts. Homeowners who don't know their shutoff location lose significantly more to water damage before the flow is stopped.

Do the exhaust fans in your bathrooms run during and after every shower β€” and have they been cleaned in the last year? A clogged or unused exhaust fan traps moisture in the room after every shower. Over time, that moisture migrates into walls, grout, and subfloors β€” creating ideal conditions for mold to grow out of sight.

Have you checked the supply hoses on your washing machine and the water supply line behind your refrigerator in the last 12 months? Washing machine hoses and refrigerator supply lines are two of the most overlooked sources of water damage in homes. They can fail slowly β€” or all at once.

Response Habits
Has there been any water event in your home in the last 3 years β€” even a minor one like a small leak, overflow, or appliance drip β€” that wasn't fully dried out and documented? Mold can begin growing within 24–48 hours of a moisture event, according to the EPA. A "minor" event that wasn't fully dried is one of the most common origins of hidden mold I find during assessments.
